EXECUTIVE DECREE
N.°12207-J: REGULATIONS OF FEES FOR REGISTRATION OF PLANS IN THE NATIONAL
LAND REGISTRY
To distinguish
between surveys made in parcels located in rural and urban zones, this Decree
sets fees for registering topographical plans in the National Land Registry
according to the area indicated by the survey. The following fees are valid
for plans of urban parcels of up to 1,000 m2 within quadrants. A
fee of ¢100.00 for every 1,000 m2 or additional fraction thereof
will be charged for lots of 1,000 m2 or more. Examples:

The fees shown in
the table above are valid for plans of urban parcels measuring up to 1,000 m2,
located outside of residential and housing development blocks. Sixty
colones will be charged for parcels measuring between 1,000 m2 and
10,000 m2, for every 1,000 m2 or additional fraction.

the fee goes up by ¢200 for every 1,000 m2 or additional fraction.

Since increments are
constant in the table, the cost may be calculated based on any value; for
instance, the fee to pay for a 3000 m2 lot would be:

The fees in the
following table are valid for plans of rural parcels larger than 5 hectares.
Starting at 100 hectares, ¢20.00 will be charged for every 10,000 m2
or additional fraction. Examples:

Fees are calculated
according to the parcel area, and they must be paid with National Registry
legal stamps. It is important to indicate that the previous tables and
calculations also include the costs for microfilmed plans.
Legal stamps must be placed on the
last copy of the plan to be submitted to the National Land Registry, in the
space assigned for that purpose. In addition, a ¢20.00 Archive legal stamp
must be placed regardless of the area of the plan. This fee amount is charged
only once, and does not depend on the number of copies of the plan submitted
to be registered.
ADDITIONAL COPIES
"Article 3° The
National Land Registry shall require four copies of the plan submitted for
the registration process.
One for the
archives, one for the Tax Office and two for the interested party.
When more than four
copies are submitted, every additional copy shall have, besides the
corresponding topography stamps, a fiscal stamp of one colon, and one of the
National Registry of two colones".
RE-STAMPING SERVICE
"Article 4° The cost of the
service for updating the owner's name and registration references of the
plan, pursuant to information from the Real Estate Public Registry, shall be
50% of the amount calculated based on the corresponding table".
